Since I came to real estate with a technical background, I immediately purchased a high tech infrared camera (FLIR B400). 

 

The objective was to be able to 'see' hidden mechanical defects immediately when first visiting a property - and then use that data to EITHER achieve the best result in the contract negotiations, or, enable us to 'avoid a lemon' and keep looking for the right house!

This concept worked fantastically well - and saved my clients countless amounts of grief.  

Here are two examples where the infrared camera instantly detected a serious amount of water penetration inside a wall and ceiling- that was totally undetectable to the naked eye.
