Achieving a license as a Texas real estate broker, and a loan officer in 14 states, is not an easy thing - and requires multiple FBI background checks. (Initially licensed as a Loan Officer and Realtor in 2000; Loan Officer license is presently INactive.)
As a Loan Officer, originated every type of residential mortgage over a 10-year timeframe. Specialized in FHA 'manual underwrite' mortgage applications - from people with low scores, but otherwise good credit. Personally processed every one of those cases, which is unheard of in the trade. (I had to process those files myself, as no one else was willing to!) It required an exceptional grasp of FHA underwriting rules, and the ability to 'convince' the Underwriter, to adhere to the rules.
